In the Renaissance period the Designer/Builder was referred to as a master builder. It makes sense that the person designing your home is also the one building it.

The fundamental difference between a traditional architecture firm and a design-build firm is that the people doing the construction are involved in the design process. By us integrating design and construction experience, while collaborating with local trades people at all levels of design, we control cost while pushing the design further. We detail buildings with a hands-on understanding of the construction materials and methods. Finally, because we involve the construction planning early in the design process, we create a team which is fully invested in both the quality and budget of the project.

The De Christopher Design/Build process is an alternative to the confusing process of hiring one company to design and plan a project and then seeking another company to interpret those plans and build it. The disciplines of design and construction are unified. This allows for continuity between the vision of design and the realities of construction from the very beginning.

Design-build has the potential to reduce over-all project cost because the design-build contractor performing the design has a better feel for the construction cost of various alternatives, thus can come up with a design that is less expensive to build and has an incentive to do so.

Design-build may result in earlier completion and occupancy of the project because there is no dead time between completion of design and start of construction. Further, the design-build contractor can begin construction of early phases of the project (e.g. grading, site utilities, foundations) before design of later phases (building envelope, interior partitions, HVAC, electrical) is 100 percent complete. This process sometimes is referred to as "fast track."

EARLIER COST VISABILITY

Our approach provides a single-source solution, taking total responsibility for every aspect of a building project, from concept through final occupancy. Decisions are made in real time, working with clients from the very beginning, simultaneously offering design and pricing options.

The design-build approach allows us to effectively use “fast-tracking” to compress construction schedules.

This collaborative approach assures that the design and construction of our clients’ projects are completed on time and within budget – through a single source.

The total cost of the project is apparent earlier with design-build. In traditional design first then getting a contractor, construction costs are not known until bid opening, and it is possible to spend money on a design that is way beyond your anticipated budget. All too often, construction bids exceed the budget, and the project must be re-designed to bring it within the budget, thus delaying completion.

The design-build approach provides the owner with a single point of accountability. The owner does not need to be responsible for coordination between the design professional and the contractor. The lines of communications are simplified and chances for misunderstanding are reduced. Project design and project construction become related parts of a unified system.

The unified design-build process enhances the contractor’s control of project performance. The contractor can proceed with early procurement of critical materials, schedule labor and subcontractors for greater effectiveness, and maintain the desired project quality at all levels.

OUR UNIQUE PROCESS OFFERS THESE ADVANTAGES:

  • Faster delivery
  • Increased opportunity for innovation
  • Early knowledge of costs
  • Single source of accountability
  • Less confrontation
